PROJECT DEVELOPMENT

Our focus is to provide comprehensive real estate services utilizing CSD Group’s vast experience in project development across the America’s. With an exhaustive database of local, national and international resources at our disposal, we can assist project clients in the development of projects.

We offer a range of development services tailored to each individual client. Whether a project client requires assistance for a land development project on raw land with no improvements or infrastructure, or a building development project on improved land and/or redeveloped property, we are confident that we can contribute to the realization of the project.

We may be considered to provide: services during the Pre-Development Phase and/or Project Development Phase.

§        A land owner whose property has potential but who has no experience in executing a project development.

Pre Development Phase

The CSD team may be retained to prepare an Offering of Memorandum, source Joint Venture Partner(s),  provide Equity and Finance Procurement services, assist in the incorporation of a new company for the development of the project or any combination of these services.   

CSD specializes in Joint Venture and Private Equity Financing for projects in the Hospitality Industry. The team will provide personalized, hands-on service of a boutique firm.

Review and Assessment

Upon engaging CSD for any services during the pre-development phase, our team’s first objective will be to perform a review and assessment analysis of the project’s existing documents.

Offering of Memorandum

CSD will prepare an Offering of Memorandum for the project in cooperation with your team. This document will be used to introduce the project to potential investors and joint venture partners.

Joint Venture Partner/Equity Financing

CSD will provide all the services necessary to facilitate the Close of Financing, whether through a Joint Venture Partner or equity investment, we will work directly with investors to identify opportunities that meet your requirements.

Our team will seek to prepare and implement a project finance plan that will take into account the Project’s pre-sale activities, required equity investment and debt finance. Based on our phase development approach, we will secure a letter of intent for debt financing facility and determine the amount of equity required to finance the initial phase of the development.

Incorporation of the NEWCO

For the development of the Project, a new Company, (NEWCO), needs to be established. CSD may be retained to assist in the incorporation of this entity. The NEWCO will develop, construct, use, operate and maintain the Project(s).

Project Development Phase

With valuable years of experience in the project development industry, our team benefits from all the knowledge, expertise and experience required in the development of international projects.

We facilitate the design, structure and hiring of the on-site development team. We coordinate and manage project sub-contractors and outside consultants including architects, engineers, environmental specialists, government officials. We oversee all construction and development to ensure timely completion that is on or under budget.

For Project Development Services, CSD may be retained to lead the execution of the project, act as co-developer or provide consultancy services as needed.

Sales and Marketing

CSD provides assistance in setting up the sales and marketing team of the real estate of a project. Under this scope of work, we will direct sales agents, hire personnel, perform the necessary sales and marketing functions, both on and off-site, direct administrative personnel, marketing personnel, sales agents and assistants. We will use our best efforts and hire and provide competent personnel with proven record sales in the industry specific to the project location for each position to maximize efficiency and financial performance.

Likewise, we will establish and implement a sales program for the project. In this task, CSD direct key marketing-related meetings and provide recommendations to project’s interior designer. We will also provide sales projections and revenue projections and coordinate with legal counsel concerning sales related agreements. Our commitment is to provide independent leadership to guide the project’s sales and marketing team in a professional manner consistent with the project client’s best interests.
